In October 2023, Heath contacted us after receiving recommendations from friends whose homes we had remodeled near the downtown area. He wanted a solution to expand his family’s living space without the cost and hassle of moving. The goal was to add two bedrooms and a bathroom connected to the existing garage, which proved more challenging than anticipated due to the garage’s poor structural condition.
Our team quickly identified that the garage’s framing could not support additional weight, leading us to modify half of its structural framing. To avoid an engineering nightmare, we decided to build the addition as a freestanding structure, connecting it seamlessly to the existing laundry room. This approach allowed us to create a new foundation and pass all Title 24 requirements, including the integration of large windows in the bedrooms and bathroom, providing beautiful views of the backyard and its centerpiece olive tree.

Under the supervision of our engineer, Eric Sotto from Stonecap Inc., and the building inspector, we used California stick framing to attach to engineered trusses. The final design integrated flawlessly with the original structure, creating a seamless look that impressed many with how naturally the addition blended with the existing home.

The project was completed on a budget of approximately $150k, with $13k in change orders that allowed for improvements, such as upgrading the bathroom vanity to a custom European floating vanity with quartz countertops, premium tile, and additional windows. The total conditioned space expanded from 1,080 sq ft to 1,469 sq ft, with the new addition adding 389 sq ft. Each bedroom featured full-sized closets with ample storage, and the updated laundry room/common area increased from 71 sq ft to 120 sq ft, with the potential to become a custom mudroom with future investments. The house was further enhanced by Republic Floor’s luxury vinyl planks (The Woodland Oak REWVE4104 – Bear Oak), adding a touch of premium quality to the entire space.
Another significant challenge was managing the water diversion system to ensure proper drainage. Our design incorporated existing ground-level decks into the final plan, maintaining the functionality of the rainwater diversion system to prevent any future water-related issues.
This expansion not only met the needs of Heath’s family but also returned over 90% of the investment in increased home value. By integrating innovative design and structural solutions, we created a space that feels like a natural extension of the original home, providing comfort, style, and functionality.
