Classic East Sacramento ADU

Project Description

Some properties have more potential than meets the eye. John and Elizabeth Brocker loved their East Sacramento home, but with a growing family on the way, they needed more space. Not just for themselves, but for their parents who would be stepping in to help during this next chapter.

The challenge was simple on the surface but complex in execution. Create a fully functional living space without disrupting the flow of their existing home or sacrificing their backyard.

Instead of building a detached ADU from the ground up, we presented a smarter option. Convert the existing carport into a fully livable one bedroom, one bathroom ADU. Keep the original footprint. Retain the roof. Save on costs. And still deliver a space that feels intentional and complete.

The Starting Point

The existing structure was a standard open air carport attached to the home. It provided coverage, but it was not built for living.

To make this work, we needed to:

  1. Fully enclose the structure
  2. Pour a new slab foundation
  3. Tie into existing sewer and water lines
  4. Install a new electrical subpanel
  5. Create a dedicated circuit for a Tesla wall charger
  6. Rework the structure to meet all habitable space requirements

The biggest challenge was not just building an ADU. It was converting a non habitable structure into a fully compliant living space while keeping it seamlessly attached to the main home.

The Vision

John and Elizabeth were very clear on what they wanted. This ADU needed to feel like it had always been part of the home. Not an add on. Not an afterthought.

Their design goals included:

  1. A true one bedroom, one bathroom layout across 400 square feet
  2. Bright, warm flooring to create a classic and inviting feel
  3. Blue shaker cabinets with clean lines and soft close hardware
  4. White quartz countertops paired with a simple white backsplash
  5. A functional kitchenette with enough storage and usability
  6. A clean and comfortable bathroom with modern finishes
  7. An EV ready setup with a dedicated Tesla charger

Everything needed to feel cohesive, timeless, and easy to live in.

The Build Process

This project required a high level of coordination from day one.

We spent three months in pre-construction working through design, engineering, and planning. During that time, we guided John and Elizabeth through showroom visits, helped finalize selections, and built out detailed 3D renderings so they knew exactly what to expect.

Construction took five months from start to finish.

From a structural standpoint, this was more than just a conversion. We reinforced the existing roof structure to the point where it is now stronger than the rest of the home. We fabricated and installed custom siding to perfectly match the original profile and paint. Every exterior detail was intentional so the ADU would blend in without question.

Inside, the space came together clean and efficient:

• Durable LVP flooring runs throughout, bringing warmth into the space
• Blue shaker cabinets add depth and character to the kitchenette
• White quartz countertops keep the design light and balanced
• Recessed lighting brightens the entire unit evenly
• A ductless mini split system provides efficient heating and cooling
• The bathroom features a sleek glass enclosure and simple, modern finishes and ended up being bigger than the one in the main home.

Behind the scenes, we tied into existing utilities, installed a new subpanel, and ran a dedicated circuit for the Tesla charger to ensure the home was ready for modern living.

Bringing It All Together

The biggest hurdle was navigating the transition from non habitable to habitable space while staying attached to the main home.

This required third party special inspections, firewall integration, and strict adherence to code. Every step had to be done right. Not just for approval, but to ensure the final space felt natural and seamless.

When the project was complete, it did exactly what it was supposed to do.

The ADU feels like it has always been there. The finishes are clean and timeless. The layout is efficient and comfortable. And most importantly, it gives John and Elizabeth the space they need to support their growing family.
